Buyers want homes that are in "move-in condition"

With the real estate market cooling in many areas across the country, sellers are scrambling to compete for the attention of dwindling number of buyers - who've learned that they can afford to be choosy.  In survey after survey buyers are reporting that they'd prefer to buy a house that didn't need work.  They will spend more money for a house that didn't need major renovations, and are quick to bypass low-priced fixer-uppers.

Reluctant to shell out too much cash, sellers are finding it difficult to determine which renovations will promise the best return.  Helping you sort through all the options is one of many valuable services The Home Team Advantage, LLC home improvement services division provides.  As a general rule of thumb, remember...

Repairs NOT Renovations when selling your house...

Popular television program like HGTV's "Designed to Sell" have done much to showcase the many benefits of staging.  Contrary to what you may see on television, where major renovations are quite common in staging projects [and all the contractors appear to work for free], we've found that simple and relatively inexpensive repairs and updates offer great results, require a much smaller investment of time and money, and offer a more than sufficient return.  For example:  painting kitchen cabinets instead of replacing them.  The fact is sellers are finding it increasingly difficult to recoup 100% of the dollars spent on additions and extravagant renovations.  We suggest that you focus on simply fixing what's broken and leaving the additions and siding projects to the new owner.  Of course major problems like roof leaks and foundation cracks need to be addressed immediately - they'll inevitably end up on an inspection report and need to be dealt with - why wait?

When home improvement services are sought...

Our Licensed Home Improvement Contractor will schedule a convenient time to visit your home and evaluate your needs.  A written proposal itemizing work to be done and costs involved will be sent to the client.  If the client chooses to hire The Home Team Advantage, LLC to perform the requested service, an agreement is drafted, and a projected start date of service and payment schedule is arranged.
