Not a justification for an unrealistic asking price...

Pricing a home correctly still remains the BEST way to sell a house, but the purpose of staging is for buyers to see that the price is right!  If your seller's asking price seems only somewhat higher than what you think the market will bear, staging might substantiate that expectation.  The market dictates a home's [reasonable] price range - staging can help a home to sell at the higher end of that price range.  A home that is not properly prepared for sale will bring not only that home's value down but the value of others like it.

Staging - not a last ditch effort to unload a property that will soon expire...
